  • If you're not bothered and don't have a guilty conscience, then spare us the asinine soul searching and go and earn your living. Quiet day at the office?

Very quiet. Thought I'd find out whether people like EA's yet. Obviously not.

The phrase "when Hell freezes over" sprang to mind when I read this, EA :D
My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)
    Ignore......check!

get property hive its even better...use it alongside prop bee
It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.

From what I can see agents must have worked round it, as round here they just take the property off RM before dropping the price, then do it as a new listing. You hardly ever see drops in my area now, unless you know the property was on before and at what price.
a couple of EAs in my area do it too.
But you can also try property snake, price info on home.co.uk, and RM price comparison report.
After all, they can't change the post code :D

To those who have read my previous threads you'll know that I haven't even finished my third month as an EA yet.

I'm trying to be as good an agent as possible and really want to make a difference to both the buyer and seller. Having read other threads I discovered property-bee and think it's brilliant (reminds me of property snake for those who are a little older).

As an EA its great because it lets me know far more about a property. This worked really well last night when we took on a property that is already on with another agent and I knew the propertys marketing history. It scored me extra brownie points when I let the vendors know that their current ageny had dropped the asking price without asking them!

Showing my boss how Property-Bee works his initial reaction wasn't great. His concerns are that we now need to be even more careful what is said to a buyer. I'm not for the moment suggesting he tells fibs, and I'm actually reasonably impressed with the service he offers. As a result I now need to brief the other agents on Property-Bee and honesty.

But will it be the end to the idea that ES's are all liars - and I know we're not all liars - or will it make no difference?

I wouldn't have much confidence in a boss who was unaware of something like Property Bee.

You can find all that from the rightmove site. Use the 'House Prices' tab at the top of www.rightmove.co.uk. Then from the drop down menu, select 'Price Comparison Report'. Type in the postcode of the property you want and there it all is, prices it was on for, when it was relisted on rightmove by an agent or the sellor changed agents.

The resulting page has pictures too, to make sure you have the correct property. Plus the same picture angle, means an EA is relisting the property and trying to pretend it has just come on the market. Different picture angle, means a different estate agent is now having a go at trying to sell the property.

Edited to say that I just noticed that on that resulting page, in some cases rightmove will even list the amount the seller bought the property for and when they bought it. That will save buyers looking on http://www.nethouseprices.com/
RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.
Read the sticky on the House Buying, Renting & Selling board.

Can't get this to work on any of our properties where we have changed details. We don't take properties down and reload them either when we price change.
