Agent Fees for Selling to Tenants

Hi

Jut a bit of a survey really - I wonderd if there were any landlords out there that could tell us what they have been charged or have tried to be charged by a letting agent for selling the property to a tenant.

Our agent is attempting to charge us 1.5% for selling to the tenants who approached the agent to ask if we would consider selling to them...

There is nothing in the contract but cleverly or not so they have re-marketed the property for sale and suggested that we asked them to which we didn't.

Obviously we are not going to pay them 1.5% but want to know what people have actually paid, and what people have been asked to pay.

    our agent has included clause in the agreement to sy that if we sell to tenenats they will take 1%

    thanks we have nothing in the agreement at all so they have left themselves open to getting nothing from it at all.

    we know what they are trying to imply that we asked them to market it therefore their usual selling fees apply. which obviously they don't and they are afraid they'll get nothing.

    They can't market it for sale (sale board, website etc) unless you have specifically asked them to do so.

    Have you signed a selling contract?

    no we haven't ever - we know they are trying to screw us over.. just wondered what people actually pay in this situation.

  • I wouldnt pay nothing, i would just speak to the tenants direct and deal through a solicitor.

    i don't intend to but was just wondering what the norm amount is...

    fact is they don't have written instruction form us to sell... we don't have a contract for the sale or the letting that states anything that we should pay.

    We previously had a letter stating their rates when we tried to sell last year but wrote to them to confirm that they shoul dremove from sale as we were going to let in october last year...

    i always refuse to sign such a clause - last time the agent got a bit *rsey and so we agreed on £250 - VERY reluctantly on my part....

    We bought our rental property and as the letting agent didn't have anything in their t&cs regarding sales the owner didn't pay them anything. They are just trying it on.
