what can I request in house negotiations?

I am currently negotiating buying a house, however me and the vendor are stuck £5,000 apart and neither of us will move.

I am willing to meet halfway or somewhere thereabouts, but am unwilling to give more money without getting something back....and that's where I am not sure, what can I ask for back?

The house is derelict so I don't want any of their possessions.......one thing I can think of is a guarantee of a quick conveyancing process as there is no chain. Can that be done though, say for example asking for a six week maximum conveyancing process of the sale is off? Auctions have 28 days so I assume it can be done in that time.

Can anyone think fo anything else I could ask for?

    No more viewings, Sold board up immediately. Be careful though, if something comes back on the survey and you want the vendor to drop further, you may find that all your negotiating power has been exhausted. The only way you'll guarantee a 6 week sale process is, as you said, to go through auction as there are different conditions. You can ask though, and make sure they know you want to move quickly.

    this is a tricky one.

    as a vendor myself, i knew the price i wanted and didn't budge an inch, i was quite happy to wait until someone came along that offered what i "needed" being the key word, i knew my break even point. (turned down 5 offers before i got what i needed)

    i have also just had an offer accepted and the seller told me what he would accept and didn't budge..............i did try but all i managed was to waste a week, in the end i want the house so i offered what he wanted.
