help!! selling house for 1st time

My father in law passed away recently and as executors we are selling his property.The house has been up for about a month but we don't seem to have had a lot of viewers. I am the impatient type and am already talking about changing estate agents,we have signed into a sixteen week contract,which I assume is the norm.
The property is worth about £85,000.
1.there have been about 4 viewings is this the norm for the period the property has been up for sale.
2.The estate agents fees if the property is sold is £1850 +vat.Is this about right?
3.Solicitors fees will be about £550 again is this about right.
4.Any advise of ways I can make sure the estate agents are earning their money will be appreciated.
As I say I am very impatient,but we just want to wind the estate up and distribute accordingly.

The estate agent should have telephoned all four of your viewers and asked for feedback.
Fair enough if the feedback is "not for us", that's life. But other feedback may help you to do the odd thing to make it more likely to sell. Ask the agent for the feedback from those buyers... If they don't have any, tell them to get on the phone.

16 week contract is not the norm, thats long, shame your tied up now so its a case of making do. 4 weeks is not at all long on market but with only 4 viewers that is rather low,usually 1st few weeks is when intrest is at its highest, keep on your agents tail, dont be hoodwinked into what they say,easy trappings is a 1st time buyer,and they must be charging you 2% agent fees which i thinks very high, im in essex and got charged 1.25 3mnths ago, if thers anyway you can get out of the contract by ways of them not meeting there side of the bargain ect id try and get out, if not best of luck to you hun and i wish you all the bestYou're not drunk if you can lie on the floor without holding on0 -

I can give 14 days cancellation notice.They are supposed to be putting a double spread in tommorrows evening paper,so will see what comes from that,if nothing then I will be exercising our 14 days notice rights.0 -
Sorry, but that's a rather high fee, but then I don't know what part of the UK you are in (I'm in Herefordshire). Noting the long sole agency period and high fee, I'm guessing you are using a corporate/chain of estate agents. My agency has a sole agency period of just 8 weeks. This is deemed to be a reasonable amount of time to find a proceedable buyer. Check your contract CAREFULLY. It's called 'sole agency period' for a reason. You will not be able to instruct a second agent without incurring an even higher fee. If you are not happy TELL THEM. We won't bite you! Do a bit of research - is the property competitively priced, bear in mind it's August (most lucky people are on holiday now). Find out why you haven't had any feedback. I make sure this is always done as this is where we find out exactly what is going on. If there is a recurring issue then it'll need to be addressed.Getting older is inevitable, growing up is optional :rotfl:0
