Renting out my house

Hi i wonder if anyone could share their experience of renting out their house.Basically the situation is struggling to sell my house at present to get right price.Thought of renting out my place till market picks up and move in with my g friend.Would you use an agency to let it out or do it yourself with an agency the price they give do you pay for council tax etc.Any help would be appreciated:confused: thanks

    you might find landlord-forum.co.uk a useful site, lots of landlords on there willing to help.

    with regard to using an agent, it really is up to you, check them carefully and try and get a reccommendation, lots of sharks about!

    for things like council tax it depends what you put in the contract that you or the tenant pays it, normally you make the tenant pay it. same for all the other bills gas/elec/water etc

    I have rented my house out as I was also unable to sell it at the price needed. I have also used an agency who have proved their worth many times over, however I did search very carefully before I made my choice of agent. They are extremely particular about the standard of your house but in return they are very thorough when the tenant moves out.

    You have to let the mortgage company know and they may make a small admin charge.

    I have found it a relatively stress free thing to do, I am now in a bigger rented house paying £140.00 less per month and my tenants pay my mortgage.

    Its up to you what you do. The poster above plugging his website actually has a good point. Check out his site and https://www.landlordzone.co.uk

    My advice would be, if you do rent out, use a letting agent to find tenants for you, then manage it yourself.

    They will sort out all the proper legalities at the beginning, then hopefully, you will just have the rent paid to you.

    You can find good local maintenance tradesmen and call them if any works need doing.
