Timber Joist Decay & Beetle infestation

We just had our valuation/survey report back for the house we are buying. (1930's build)
Its flagged a problem with timber decay in the floor joists and a beetle infestation. (im assuming its the whole bottom floor)
We will have to get a Damp & Timber report completed. So im sure i'll more info then.
Has anbody else had any experience of this and can someone give me a ball park figure as to how much this would cost to repair?

How long is a piece of string?
It depends on whether any real damage has been caused. If the infestation is in its early signs then a specialist company can simply treat it for a few hundred. On the other hand if the damage is serious (as it was in my house) then you could end up replacing the whole floor.
Ask a reputable company to carry out the damp and timber survey and you'll get a much better idea. You should also contact the vendors and get their permission to lift carpets and floor boards and give you unimpeded access to the loft to facilitate the survey as well. If they say no to this then don't buy the house - or assume that you'll have to rip out and replace all the timber in the house andadjust your offer accordingly.Behind every great man is a good womanBeside this ordinary man is a great woman£2 savings jar - now at £3.42:rotfl:0
