old flat felt roof replacment

Hi All,Ive just had a leak coming from flat roof due to a huge downpour last night.This roof was replaced approx 6 years ago due to same leak and same kind of downpour. its fine during normal/heavy rainfall but whenever there is a huge downfall water seems to get in(x2) this last year.As the guttering seems to overpour during these times do you think it could be coming via brickwork or rendering??Plus any one replaced a felt roof for one of those EPDM rubber roofs and was it better/more costly etc
