Out of interest - who is your lender? Mine (C&G) didn't alter my rate at all when I got a consent to let from them (though they did charge me the dreaded administration fee!)

i am with them was you a bristol and west customer before? they changed their terms last year to add the 1 percent, luckily i managed after a bit of arguing for them to honour me the terms i signed up with them at the time wilth a one off fee of 199 pound and i kept the same rate.
I manage my house myself and touch wood it has all gone well, i had a lot of agents come round and gave me their speal and to be honest i thought most of them where crap, they just want to pick up their percentage and if you search on here bottom line any problems it comes back to the landlord, all the letting agent gets paid for is what they tell you they do, letting agents , estate agents are mostly all the same liars, thats why if you do it yourself you know things are being done preoperly.0 -
Although in some cases the letting agents might know a modicum more about the various tenant and landlord legislation than a brand new amateur landlord. This might not seem so significant now but in 6 months or so it might be a completely different story0

It made me laugh when i had my tenants moved in they was laughing at how much stuff i got them to sign, i got them to sign photographs, meter readings and a load more stuff aswell as the ast.
They said we have rented loads of times before and have never had to sign this much stuff, i just told them this is what i have been told to do if i am doing it properly, and they didnt mind, but it made me think what kind of agents have these people been using???0 -

I was on a new deal it was only a few months into a five year fixed, i had a lot of trouble getting them to give it me, but it was worth all the hasle in the end.
Infact there customer services where rubbish, i had to send everything recorded if i never it disapeared and they would say they never recieved it.
I will be leaving after this deal the good thing is they have sent me a letter saying if i wish to contiinue after the first 2 years i will have pay another fee of 199 pound to keep the same rate, so im happy for the next 4 years....
Hopefully then there will be some more competitive deals out there, with low fees.0 -
Whether you decide to DIY or use an LA, sign yourself up to one of the national LL Associations (or a local affiliated branch) and/or Landlordlaw (run by solicitor Tessa Shepperson) and familiarise yourself with your own legal obligations, plus the rights of your potential Ts. Not only are the membership fees tax deductible but you get discounts on your LL insurances, as well as having access to much support and advice.
Check whether your local Council's Private Sector Rentals Team runs a voluntary LL accreditation scheme and if yes, sign up.
Bear in mind with LAs that they do not have to have any form of training, qualifications or expertise before setting themselves up in business and many of them have a woefully inadequate knowledge of LL & T law: they can cost you dearly and lose you tenants.
