Dont they want to sell?

Found a property on rightmove today, liked the look of it, good area for us commuting wise

SO phoned the agent and asked if there was a chain involved as we could do with moving quickly etc

Apparently the vendor doesnt want to move quick (well not as quick as we could do with) and he has a erc if he moves too early (though the agent did trip themselves up a bit here as they also said he could move in to rented if he hasnt found a place to buy)

Looked on rightmove again at home (I use FF and have propertybee) and its been on the market since October 2009

If its been on the market that long, with no offers accepted - why is it on the market?

I dont get it :undecided

    I had this exact same conversation with an EA yesterday!

    I had a valuation a year ago but knowing the property would sell quickly I have decided to watch the market as I am super-fussy about my next property and didn't want to waste potential buyers' time, much less money on a HIP that would have expired by now.

    The EA was trying to persuade me to engage in "low key selling" ie put my house on the market now. When I see houses on Rghtmove, Primelocation et al that haven't shifted for months I always assume someting must be wrong with the property / it is overpriced and the vendors are greedy not to budge on the price but now I think differently, maybe it is just "low key". IMO this devalues the property in the eyes of potential buyers.

    I would write directly to the vendor, saying you want to move quickly but will move on to another property they are unwilling to do this. I have done this before, and it really can work.
