Downstairs toilet from cupboard understairs

We live in a 1920's semi which has already had some improvements, which means now we have 3 toilets consisting of one large main bathroom, one ensuite and another ensuite in a loft conversion. We are now considering converting the downstairs cupboard into a toilet and cloak. The cost quoted is £2.200. Do you think it is a sensible move and will add value to the house or are we really wasting our money as we already have 3 loos albeit none at present downstairs.

Do you really need another loo? sounds like you already have more than enough to me... its a 3/4 bed house how hard is it to find a toilet to use.....Unless you have plenty of money spare I would find a better use for £2000#6 of the SKI-ers Club :j
