Long standing movement ?!?!?!

Hi guys

Long time reader, first time poster !

I bought my current Victorian house as a FTB twelve years ago. The free valuation I got with the FTB deal said that it showed some signs of old movement. It is an end terrace and the side wall has had a second layer of bricks and the joists have been reinforced in the past.

True to say I was a little niave and over time have seen cracks appear inside and in the front of the house. The roof too looks like it's sagging but I dont know if this is the concrete tiles.

This may be normal for a house it's age but I am terrified. :eek: I haven't mentioned to the insurance when I took out the policy what had been done to the house and really don't want to cause problems by asking them.

I want to move but am scared that we will not get enough for the house to move on. Really could do with some advice MS Experts !!

  • You need a builder/surveyor, to see what's really happening.

    If you don't fix it, and a potential buyer notices, it will open up the whole can of worms.

  • It gets better ! The guy I bought it off was a structural engineer. He still works in the local area

    Do you think I should approach him and ask him to do a report ? I would have thought he had a professional obligation to be honest about the condition ?

    It wasn't till I took down the aneglypta wallpaper I realised the size of the cracks that had been filled with concrete:mad:
  • Get an independant verdict. The past owner is hardly going to admit to having pulled the wool over your eyes - although to be fair to him, he's under no obligation, afaik. You could have had a wider, more thorough survey - on something that old, you really should have done.

  • I know, hindsight is a wonderful thing isn't it. I regret not having a bigger survey but it was all I could afford at the time.

    I'll go see someone independant, any idea how much it would cost for a full survey ? If I did would they have to report any suspected subsidence or active movement or would it be confidential ?
