Remember it is summer time and people got other things on their mind than buying a house.
You are right smack in the slow season right now.
As for the value of your house, it all depends on its presentation and quality.
If you get many veiwings but no offers or queries then I would ask the estate agent what feedback he got. Maybe it is something simple which a couple of can of magnolia colour can sort out, or maybe your garden could use some work etc. (I have not clicked on the link so just guessing/assuming here). If it is not your house maybe it is the neigbors house? Ask the EA for some feedback, and dont feel hurt if it comes back harsh. The main thing is for you to get the max out of your property.0 -

To be honest, I'd accept £1000 less than you want - on your house you are getting 99+% of the price you want, and actually selling it - 99% of £167,000 is better than 100% of nothing if the buyer pulls out and nobody else comes along who wants to buy.
It does also depend on your specific area though - if you arent bothered about moving quickly and you think your house will be worth more in 3 or 6 months time, then no problem, but if the market stalls more, your house could be worth £15K less in 6 months ( prices around me have dropped 10% in the last 6 months - and houses are sitting on the market for months ), in which case you'll be wishing you'd taken the offer - oh for a crystal ball !0 -

Back on topic. OP, what is the situation of your buyer, are they in a chain? Are you buying somewhere yourself? If so its the cost of change that you need to look at. If you can get the purchase price reduced by an extra £1000 it hasn't cost you any extra to move.
You also need to remember that we are going into one of the quietest times for selling, August is traditionally very quiet with many people being on holiday. This could also work to your advantage if buying on, chance to get a better buying price.0 -

They upped their offer by £500 so we felt we should accept rather than fall out over £500. We are now trying to get £10K off the house we want so wish us luck!0
