Homebuyers report & windows question

We are proceeding with a part ex and we have somebody coming tomorrow for the HIP, 2 x estate agents coming on Wednesday and a surveyor coming on Thursday for the homebuyers report.
My question is :- We had the majority of our windows replaced last year as most of the units had failed, we had them fitted as a foreigner and never thought about the fact we wouldn't get any guarantee etc with them. We now have the surveyor coming and I don't want to get caught out lying (as they would know the windows were recently fitted) so what would the concequences be if we were to own up and tell him we have no guarantee ?
I know now we shouldn't have been tight a*ses to save a few quid, I just hope it doesn't all blow up in our faces.:(

The only problem I can see is that you need Building Regs now to replace doors and windows. Most people don't end up making an actual application to building control by using a FENSA registered company who will give you the proper paperwork.
As you haven't got any paperwork then you haven't got building regs - you could look into making an application now - retrospectively, or you may have to get one of the indemnity insurances, which I think are a complete rip off, to satisfy the buyers.
I would tell the surveyor the truth - that you had it done as a cash job, if you are worried about about the tax office finding out (although it would be the person who took the money who would get into the real trouble), then tell a white lie and say a mate installed them as a favour. Then just wait and see what the buyers say.
I sympathise with you though - we had a door fitted recently as a cash job but as we aren't intending to move for years so it shouldn't be a problem.0 -

you can offer an indemnity policy for £30 to a buyer should the Council ever try to enforce...they wont...they are just windows.
and who cares about a lack of a guarantee.
you will be fine. do not approach the council, speak to your lawyer
