    A flat above you is more valuable to you than to anyone else and is probably worth a slight premium. At least, you can have some control over who lives above you and on what terms. Preferably, you would want to issue a 12mo AST with a 6mo. breakclause. Both parties would be entitled to give a two month notice after the 4th month. This protects you somewhat if they become unacceptable for any reason. The tenants can also leave at the end of the 6th month. It is possible that you could also be considered a resident landlord which makes it a little easier to remove tenants.
