What's it worth now?

Hi!
I've seen a house I really like (well, only online so far) which is on for overs over £87,000. I've searched online and the people selling it bought the property in November 2007 for the same £87,000. Assuming they bought it in a reasonable state and have only done some cosmetic work (nothing substancial from the pictures, possibly a new kitchen), my question is, what would you estimate it to be 'worth' in todays market.
Yes it's only worth what someone is willing to pay, but is there some kind of average trend between the high prices in 2007 and now?

Nationwide house price calculator will give you an idea.

In the UK average, this gives the price at £76, 670 now for a house bought at that price at that time. That is 11.87% down from when the vendors bought it.
If you put in the region that you are in, you'll get a slightly more accurate price.0 -
