    Also bear in mind that a serious cash buyer can get to exchange within a week.

    Find out which of the 3 are first time buyers. If either of the 2 higher offers are FTBs run like hell, they'll be lowering their offers soon.
    Keep it simple and you will find the middle way.

    We were cash buyers and our purchasers were also cash buyers. Only two houses in the chain, no mortgages needed and it STILL took 4 months from sale to completion.

    Amanita - how could you have been a cash buyer? You seem to be saying you still had a home to sell and would be relying on that sale to fund your purchase. What you seem to be saying is that you did not require a mortgage to purchase. A true cash buyer is someone that has cash at the ready in available funds to complete tomorrow if necessary.

    Had to show bank statement indicating I had the funds to pay "cash" to Estate Agent before he would put an offer forward to a vendor! I did searches myself and found subsidence heavy in that road, phoned for a buildings insurance quote..........withdrew offer quickly before it started costing me money.
