Not sure whether to go for one bed studio costing c. £135k in my area giving rental income of c. £650 per month or, 3 bed flat costing £210k and giving rental of £850 per month. I guess both properties will eventually increase in value pro-rata. The 3-bed flat would be better to pass on to children or could be an option for my wife and I to live in later in life and free us to do other things with money gained from the sale of our main property. Any views out there?

  • The second property appears to be the better bet but only if you are sure that there will always be a tenant in it paying the rent.

    Whatever you decide to do you will have to pay Capital Gains Tax when you come to sell
  • What do you think is easier to rent out - I bed studio or three bed flat? 3-bed flat could be advertised as two beds and two receptions i.e. living room and separate dining room.
