Is this a reasonable offer ?

Bovis homes have offered £180,00 for our house in part exchange. The 3 valuations we had were £190,000, £190,000-£195,000 & £229,000.

They have offered a £5,000 reduction in the house price of £249,995 down to £245,000 without us asking and have also included carpets and turf.
(in the small print it does specify a minimum of 25% difference between the house we are selling and buying)

I have told them if they also include a house alarm and pay stamp duty they have a deal.

Does anyone think this is reaonable or should I have negotiated more. I am waiting for a call back to confirm the offer.

    there is no stamp duty to pay in any case. perhaps ask for a bit more off.

    are you serious... you should be demanding a better deal... at least 10% off really

    could it really be worth 230k? is it not worth holding out?

    in my estimations, your losing 10k on your house price, and probably paying a new house premium for your new house.

    if your happy and can afford it, there is no harm really! go for it!

    Just think what it would cost for a
    re-wire 5k
    new decor 3k
    new carpets 5k
    new kitchen 10k
    new bathrooms 7k
    new heating 5k
    new windows 5k
    plus saving a whole load in solicitors fees, removals (they can pay for that too)
    then it makes it easier to swallow
    Plan
    1) Get most competitive Lifetime Mortgage (Done)
    2) Make healthy savings, spend wisely (Doing)
    3) Ensure healthy pension fund - (Doing)
    4) Ensure house is nice, suitable, safe, and located - (Done)
    5) Keep everyone happy, healthy and entertained (Done, Doing, Going to do)

  • It isn't worth £230k we would have expected to sell for £185,00, so we think £180,000 is a reasonable offer.
    I thought because of the 25% difference between buying and selling we wouldn't be able to negotiate much more.

    If it says in the contract that 25% then, no, I shouldn't think it will be possible. Either you can afford it and you want it, and then you should go for it, or you can't...
  • We can afford it and more but don't want to pay over the odds.
