Use differnt coveyancer for Sale and Purchase?

After just under six months of being on the market, we yesterday accepted a decent offer on our house. :beer:

However, we have still not been able to find a property to buy that ticks the majority of our boxes and is in our price range. Thats after 8 months of looking! And in the area we are looking , new properties coming onto the market in our bracket seems to have dried up almost completely.

Naturally the estate agent is very keen to get things moving on our sale, but we are worried that if the availability of properties does not improve we will not be able to find somewhere and do not want to have to panic buy.

So for that reason I am considering using a 'No sale no fee' type of conveyancer for our sale just in case we give up on being able to find somewhere. but I wouldn't want to use that type of conveyancer for our purchase as I am worried they would cut corners/not check things out properly so would want to use a local convential solicitor (don't mind paying the extra for peace of mind). Obviously convential solicitors don't tend to do 'No sale no fee' deals.

So to the point, would using different conveyancers for the Sale and Purchase cause major problems or is it a reasonable solution? The added complication is that our mortgage with First Direct is portable and needs to be redeemed and set up for the new property at the same time to keep our existing rate....would having two solicitors involed in that particualr transactions cause problems?

Any advice or past experiences would be much appriciated. ;)

    My practice offers a no sale no fee option in that for a small extra fee paid at the start I guarantee not to charge for my wasted time if the matter doesn't proceed. You ought to be able to find a local solicitor who offers that kind of option without having to go to some "online" concern.

    As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.

    Thanks, I will make some enquiries to my local solicitors with that in mind.

    Here's what different solicitors told me when asked "do you offer a no sale no fee service"?
    1) yes, for around £88
    2) no, but we'll only charge you about £50 plus VAT if blah blah
    3) no, but we can discuss this
    4) yes.

    All of the local solicitors I have contacted so far today have qouted fees in the region of £700 + VAT + Disbursements and say 'we will charge a percentage of the fee depending on how far things have progressed' if the sale is aborted.

    And they wonder why so many people opt for online conveyancing! :(

    In my area it's £450 +
    Perhaps you should try nearby towns

    I guess it's the problem with living in an area like surrey.

    £450 seems much more reasonable...
