someone elses title deeds?

we received a package from our conveyancer yesterday and were surprised to see it contained someone else's title deeds, etc for their house!!!! :eek: it was very interesting as it is an oldish house so there are loads of really old documents and death certificates from previous occupants etc..
i nearly didnt check them and was just going to lodge them with our solicitors document storage thing.. good job i didn't!!
going to give them a ring later obviously but just wondering what it would mean for the home-owners if their documents went missing, if i had just lodged them and the conveyancer didnt know where they had sent them..

Are they the old title deeds for the house you bought ?
When our purchase was finalised for the house we just bought ,our solicitors sent us the old deeds for the house ,really interesting they were too
Our deeds however went directly to the bank providing the mortgage as I assumed all deeds do ?0 -
Sometimes old deeds can cover large plots that have, over time, been sub-divided. So, it's possible that your house is on the larger plot of land that is covered by the deeds.
If your house was the last to be registered out of that large plot, that's how you could end up with deeds which seem to relate to other land.
Since compulsory registration is now in force over all of England & Wales physical deeds are less important than they once are, as the Land Registry keeps a scanned copy of all the relevant deeds. That said, it is sometimes useful to be able to look at the original and they are nearly always interesting to the person who actually owns the house, so they can see a bit of history.0 -
nope.. thats is what i thought they were to start with, but on closer inspection these are for a different house in a different county.. so def not ours!!0

If you've received the wrong deeds where are the right ones?
I'd be tempted to contact the address for the deeds you've got see if they received yours. - Oh and bawl the solicitor out and don't let them charge you extra for putting right their mistake.0
