    Surely they're the basic checks that any LL would do? I'm not sure how you'd verify whether a tenant was a drug addict or not though. Personally I draw the line at showing you my bank statements. I'm certainly not going to pee in a pot so you can test that too ...

    So a LL fails to check the employment details on the tenant's application form?

    Even if the occupation of the tenant had been that of a professional, it does not mean that they won't have a non-medicinal drug habit.

    Agree with Gingernutmeg - a Ts bank statements are none of the LL's business. In any event, the fact that a LL may have seen 3 months " evidence" of banking glory does not ensure that the T will pay up on time or treat the property with respect.

    The blog linked to also suggests relying on the current LLs reference - worth bearing in mind that the LL may want to get that T out of his/her own property asap, so will happily embroider a reference. Go back to the LL before that one.

    Or maybe the landlord hadn' carried out his legal obligations (ie gas safety check within 12 months) and the tenant had them over a barrel?

    TBH, it's a brave (or foolish) person that gives a good or bad reference these days, as you could get sued.
    RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

    The landlord in question only followed up the references AFTER the incident and the tenant had moved in - that is how he found out she was actually a patient rather than an employee. basically, it is not enough to just have the documents - you do have to check the authenticity and do the research. I know it sounds straightforward (and it is) but so many landlords fail to check the "facts"

    Did the tenant pay the rent though ? Thats all that matters and whether they a drug addict or not is irrelevant!

    Well the further story was that she was also considered to be a "potential risk" around children (her's had been taken away from her) and the other people in the property (it was a small development of flats) had children and so there were other issues which needed to be considered. It was not an easy one for the landlord and a situation he found himself in (due to not doing proper checks before hand).

    you can pay the Letting Protection Service £24.99 (current rate) to do this for you, they'll then let you insure payments, etc for £80 p.a.
    A bargain and loads less than an agent would charge

    It was not discrimination. No tenant should lie about their circumstances to obtain a property. That is breach of contract.
