    Anything between 75% and 1.25% depending on saleability of house.

    Ask friends and family as well.

    Keep on top of them when apopinted (hassle them, ask why your house isn't in shop window, why wasnt it in last weeks local, how much intrest in property last week, send in a friend and see if they push your house) Make them work fo you.

    It will be interesting to see how real competition from the likes of Asda will impact EA's fees.

    I'd recommend putting up a home-made sign and taking out an ad in the local rag. Even spending a couple of hundred pounds on the ad could save you loads of money. There's also the satisfaction that you are not paying the Government as much in VAT.

    I'm not sure what we will have in the High Street when EAs go to the wall. Perhaps Tesco will take the trade away from the charity shops and the high street can be closed for good.

    My thinking is - large estate agent means your house is just one of hundreds of others. Smaller estate agent - less houses and should mean your house may get shown to more buyers enquiring.

    Yes I agree firespire. Fewer properties on their books also means more time spent on trying to sell yours.

    I agree too. In general Big agents (nationals in particular) have so many properties they cannot focus as well. I like a nice personal one to one service so the small agents win handsdown in my view. In addition they generally know the area better and when you look at the ads in the paper you are not presented with pages of similar adverts and wordings from the same sales rep.
