How did you 'move up' the property ladder?

    This is such a no brainer to give advice on, just a shame I've never listened to myself...... (talk to myself but that's a different story).

    If you want to move up the ladder you have to climb up - i.e. put in some effort.
    1. Do your own house up to show home standard (bearing in mind the ceiling price for your area).
    2. Buy in the best area possible - but don't over mortgage, you'll need that in a year or 2......
    3. Go for a house which has the potential for an extension AND is on a street where others have already done it - that way you should have less trouble getting permission.
    4. Take time to get the feel of the property, get top know the neighbours, then be nosy - tell them you're thinking of having an extension, ask about there's, what advice they can give you etc. With any luck they'll invite you in for a look so syou can see what does/doesn't work.
    5. Then cripple yourself with a bigger mortgage!!!!!
    6. Come back on this board for inspiration, get a mortgage pig and get saving!!!!!

    Seriously, the days of moving every 2 years are long gone - stamp duty, mortgage arrangement and tie in periods have seen to that, so you need to get it right.
