Statutory Declaration

Hello,
I am selling my house.
There is a shared driveway between me and the neighbours thats been there 30 years or more.
Its not mentioned in the deeds and there was no issue regards it when i bought the house 5 years ago.
(my solicitor at the time should have picked it up in all probability).
I am being asked to pay £220 for a "Statutory Declaration" regards this issue?
I dont fully understand what this is but I assume its something to do with access in case the neighbour builds a fence up the middle of the drive?! Which obviously he will never do.
Anyway - can i just do it myself and is there a form or template anywhere?
Its just bugging me this one as we are paying thousands in fees as it is...

It is all about boundaries,fences,neighbour disputes etc.0 -
When we sold a house with a shared driveway we signed a statuatory declaration stating we had access and it didn't cost anything- it is just a piece of paper you are signing!!0

i agree. 30 years is enough to claim a legal right and to block your neighbour stopping youMy posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:
