Irrational landlady, where do we stand

Ok so to this point we have had a really good relationship with our landlady, really good. When I moved into the flat it was in a vile state - mould on the ceilings, a layer of goo in the oven. We cleaned it and painted it and de-moulded it and have been very good tenants.

We have also, alongside allowing her access at every point at which she has requested and even inconvenienced ourselves by taking time off work in order to allow people entry, provided her with parking permits whenever she has visited at our own expense- we have never moaned, or made life difficult....

now...

it's a WEEK before we move out, one week

For the past month we have had weekly visits from her project manager as she is doing up the house, this is fine, we have let him in and he has shown this that and the other person around, all the while we have had her and his assurance that we will not put up scaffolding or start to redecorate before we move out as

a) the scaffolding will invalidate our insurance without renewal.
b)we live in an extremely dodgy area where a robbery is as common an occurence as blowing your nose.
c) we cannot have unknown workmen traipsing through the property whilst all our belongings are boxed up in the front room.

The rent for the house is paid up until the 31st.

last night, telephone from the contractor she has hired, he is putting up scaffolding on saturday and a man will be in to start decorating...erm...no.

we have told her we cannot allow this as it puts our property at risk and we cannot clean the house whilst they are decorating, see above reasons.

she is now being hysterical, I predict because she has without our knowing given the contractor these dates and he is stating that he will charge her for the extra week he is unable to do the work....frankly, not our problem.

we have offered the compromise that we move out on Saturday at great expense and inconvenience to ourselves if she returns our final weeks rent. She won't even consider it.

her argument is she has not redecorated for seven years ..... so what difference pray tell does seven days make?

and that Anton 'isn't even there' (the rent for the HOUSE is paid up until the 31st, the full amount, it is not rented per room) he left on monday as he is renting a 2nd property also for the final week, she has provided him with no refund on his rent.

we have been so beyond reasonable, she is screaming and crying and being belligerent...

is it now that we seek legal advice?

    It is now that you search these forums and find the relevant piece of legislation about the right to quiet enjoyment, hand deliver a letter, and send a further copy recorded delivery.
    Debt free 4th April 2007.
    New house. Bigger mortgage. MFWB after I have my buffer cash in place.

    With my pendant's hat on the "right to quiet enjoyment" is not a stututory right so there is no legislation to be referred to in the letter. Otherwise it still makes a good search term.

    Stop dealing with this by telephone and start dealing with your landlady in writing by recorded delivery, this will avoid the 'hysterical' behaviour and start to form the paper trail you will need if there is a dispute over your deposit.
