Incorrect Information in HIP Pack.

How did you pay for it?
Did you put your complaint in writing in October and check that it was corrected?0 -
Absolutely - the HIP provider will have a complaints procedure - did you check the pack when you received it (did you receive it)? The agent is also responsible for ensuring that the data contained in the pack is correct, so you may want to speak to them too!0

If this is threatening your current sale the first thing to do is reassure your buyer that the information they are concerned about refers to the wrong house! It may then delay the sale while the information is corrected, but you should at least be able to salvage it.
I'm amazed that a street can have two houses with the same number! How does your post get delivered to the right house?! (if you have a relief postie who doesn't know your names)0 -
I assume that the buyer's solicitor has raised the point and asked for searches on the right property. If so the state agents will have to get the HIP company to provide new searches, which will delay things, depending on how long searches take in the area.
It is the agents' responsibility if they organised the HIP for you and particularly as you already raised the point with them they should meet the extra costs to you and should certainly consider reducing their commission to cover the extra inconvenience caused to you.
If the buyer;'s solicitors have not raised the point then just exchange contracts and get on with your life.RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -

It can happen. Years ago I used to live in a 1960s terrace in a cul-de-sac where the numbers started at 1 on the left hand side and ran consecutively along the left hand side, round the hammerhead at the end and back down the right hand side so that as you came into the road the first house you found on the left was number 1 and on the right was something like 37.
On the left, before you got to the first house there was originally a "landscaped" area with some trees on it. A developer got permission to build 6 more houses on this area and these were called 1-6 The Rustlings followed by the name of the road. There was a little sign in the front garden of 1 The Rustlings with "The Rustlings" on it.
These new houses had just been finished and I looked at them with a view to purchase but wasn't very impressed and ended up buying the original Number 2. A month or two later I ordered a carpet and waited in and wondered where it had got to only to find that it had been left in the front garden of 2 The Rustlings.
Eventually the Council renumbered the houses (as I was the solicitor advising the committee I had to declare an interest and leave the room while they considered it!) and 1-6 the Rustlings became 41-46, the theory being that although these numbers were weird at least there wouldn't be any confusion - but now number 1 is the seventh house along on the left!
So I can well imagine the kind of the thing that could have happened. Interesting to know if it is anything like my experience!RICHARD WEBSTER
