Hi
I live in Enfield and I'm currently buying my first property. I have had my mortgage accepted and received my HIP from my solicitor. My solicitor sent me a lot of information about survey, however when I asked him to quote me for a Full Structural and Homebuyer survey, he couldn't do. He told me to sort it out myself.
I'm really confused!!
I thought the solicitor arranges this? and where do I go?
Any help on whether the solicitor should be organising surveys and a good surveyor in Enfield would be great!
Thanks

you have to arrange a survey if you want one
it's nothing to do with the legal process which your solicitor deals with0 -

no a solicitor does not do that. You are paying him peanuts compared to the agents.
he does the legal work, all he has done is remind you to get on with doing one if you want to - it would be wise to have a survey if the property is at least 5 years old or more.
It isn't your HIP by the way, nor would I hope that that is all the lawyer is sending you...how about a nice written report summarising all the papers in the purchase?
good luck, and remember as a FTB, you are part of a chain, where there are others with high emotions wanting to buy nd sell houses, so have equal respect for them as they will for you...don't show how naive you are by causing unnecessary stress for everyone, ask your llwyer and the agent questions to keep the del going...getyour mortgge applicaton submitted and the lenders valuer out asap...keep things moving forward, and get to that exchnage as soon as possible.....and if you are renting, dont automatically think that everyone will be happy if you are stubborn and unwilling to consider paying rent and mortgage (because you have to give one moths notice or such like).
Get people in houses without undue delay.
good luckMy posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:
My bad spelling...well I rush type these opinions on my own time, so sorry, but they are free.:o0 -
Here's a useful overview of the process. I don't guarantee it covers everything though!0
