Cancelled Valuation?

My neighbours house has been on the market for two years, i have had a couple of valuations from different EA's that are around his price (give or take £5000), I cancelled a valuation because it was the EA who is selling my neighbours' house- the houses are very similiar. Should i ask his EA to value my house just to see what they say? I have a free standing garage which he dooesnt??

    The market is very different from two years ago.

    Your neighbour must be slow to realise he needs to drop his price, or perhaps cannot due to mortgage/debts.

    Get your house on at a sensible price and you may sneak a buyer from under the nose of your neighbour and be able to move on with your life, while he sits in limbo.

    - your neighbour might be one of those sellers who refuses to accept and offer and won't drop a price (not a very motivated seller) - get the agent in to see what they say, they might have people who would offer straight away having been turned down by the other.

    But then, if they've not managed to sell the other house, what will make them sell yours?

    It's worth getting them out, but i think they'll price it very close but make your house seem SO much better than the other just to get you on the market.

    Are the interiors identically fitted out?

    Are the garden sizes the same?

    A potential purchaser will most likely look at both properties. So who is selling them doesn't matter that much.

    You might want to question the EA why the house hasn't sold. If it is because the neighbour has ignored the EA's advice and hasn't dropped the price, than fair enough. If the EA hasn't provided adequate advice to sell the house, than perhaps you might want to avoid this EA.

    From what I hear, some EA also dont want to have too many property on one estate/street. This is because of potential conflict of interest and diffiuclty in selling similar properties in the same location - they would have to find several similar buyers when in fact the buyers are as diverse as the sellers in their choice of property. And you risk ending up in an undercutting war with you neighbour to sell, should their need for selling become more urgent.
