    In my area now, 8-10 % off would do it, or even cause a bidding war

    Your house has been on the market 7 months;

    My first estate agent valued it at that so we initally had our house on the market for offers around 165 then dropped to 160 now on at 155

    http://news.bbc.co.uk/1/shared/spl/hi/in_depth/uk_house_prices/regions/html/region11.stm shows a 20% drop in NI prices.

    So, yours will have dropped around -10%, for being on the market 6 months, plus a bit for maybe being overpriced in the first place - you have been chasing prices down and never quite got ahead of the market drops.

    £165k minus 10% is £148.5k, minus a bit to get noticed and generate some interest, call it £145k.

    DROP THE PRICE.

    Just a quick question, I know that everyone is saying drop the price to sell which I agree with however, the people that offered on our house in September, have now sold there house!

    They had it on the market in september at offers over 199,950 and just sold there last week, they never dropped the price, confused!
  • Some houses just aren't that sellable. Mine isn't. It's been on the market for over a year. I've reduced from £180,000 to £130,000 and would sell at anything just to get rid of it. However, you still need to get buyers to view - and with few able to get mortgages there are few buyers, and what buyers there are have so much choice in a flooded market. Good luck, avenida.

    Have you investigated renting it out? Have you enough equity in it to re mortgage and use that as your deposit?

    Not saying it's for everyone - there are big responsabilities to being an LL but worth investigating?? Lots of threads on here about the pros/cons and what you have to do so have a search.

    That's what we did to get our dream home. So far (3 months and touching lots of wood!!) and it's all working out ok.
