Planning Permission

I hope someone can help - apologies if I have posted this in the wrong place.

My partner and I have found a plot of land we are interested in buying to self-build, which includes planning permission for a 2 bed detached house. We want to make some changes to the current plans, including making the roof less steep (so the bedroom ceilings are not so steep) and leveling the ground further (currently the ground floor is on 2 levels due to the hill the house is on)

The estate agent has told us that we can make whatever changes we like without further planning permission, as long as we are not making the volume of the house any bigger.

Is this correct as I would have thought we would need to re-submit planning to make these changes?

    Do I believe estate agent who likes money earned from selling property and may speak with forked tongue.

    Do I check with L.A. Planning Dept. who may not agree with estate agents expert opinion?

    once PP is granted, only "minor" changes can be made.
    your definition of "minor" and the planning dept may/will be radically different.
    the EA definition is on another planet.

    Seriously though, does anyone believe anything that an Estate Agent tells them? Have a quick word with the Planning Officer, he will soon out you right.
    I can afford anything that I want.
    Just so long as I don't want much.

    This is not a definitive answer as I am not an expert - however, we were granted planning permission to build a 3 bed terrace house and we had to re-apply to alter the planning just to make slight changes to the size and location of a lounge (ground floor) window. So I would say that you will deffinately need to speak to them if you want to make changes to the roof.

    If this land has full planning permission, then the permission will be specific and will have conditions, and you will not be able to change anything without further approval (a rider) or a new application

    If the land has outline permission, then you will have to submit further details anyway, and you can make those proposed alterations as part of doing this

    You need to be absolutely clear what type of planning permission the land comes with and what conditions have been placed on the permission
