HA tenant and growing rent arrears!!

    Just to update;
    I have managed to sort the situation without evicting anyone as yet and have kept everyone on good terms- which as far as I am concerned is a much better way of ensurin that T co operates wrt viewings.

    The rent now goes direct to me.

    She has set up a standing order for £325 per month to me untill her arrears are cleared. This will continue regardless of if the flat sells in the meantime. I have had this legallay drawn up.

    Jumping to the concliusion that she is a ''professional'' T and evicting her would have done me no favours wrt viewings getting my arrears back. It seems rather that she is just as concerned about the arrears as I and it has been due to her personal depression problems that she has neglected them so much.

    She actaully volunteered both the rent re- direction and the arrears DD and has contacted me personally to apologise.

    Lets see.

    It probably seems that posters, including me, on this thread are relentlessly negative. It would be fairer to say that we hope you achieve the best result but are making you plan for the worst.

    Always resist getting involved in a tenant's personal problems - deal with the tenancy solely in writing to be business like and prevent being personally influenced.

    Her sob story could well be 100% genuine (not that everyone will accept that the symptom of depression involves spending their rent money on other things) Unfortunately they are also the hallmark of a 'pro' tenant who can always come up with a plausible reason to account for their arrears and a convincing promise to pay the arrears time after time.

    I get the impression that you regard the letting agent as lousy and haven't independently verified if the tenant has form, such as previous evictions, rent arrears, bad credit record. Previous landlord references could put your mind at rest. If you don't think your agent is managing the tenancy very well, then end the contract and find another - after all, you pay them to make your life easier.

    Thank you- and it is not the negativity as such that I have a problem with- just the ''serves you right'' attitude that some- not all- posters seem to give.
