How much should I budget for this building work?

I am looking at the possibility of doing the following work. Just wondered if anybody had any rough idea of what the following might cost, for a 3 bed semi in south London.

- Complete rewire
- New boiler
- Double glazing for the whole house
- Knock down connected brick garage
- Two floor extension (each floor being approximately 2.5m x 6m, roughly in the footprint of the knocked down garage)
- Knock through exterior wall on ground floor (so that the old room is extended by the ground floor extension)
- Plumbing for kitchen in the ground floor extended area

It also needs redecoration, plus a new kitchen and bathroom too, but I will do that gradually and probably do a lot of the decoration work myself, but the above work needs doing immediately.

Any thoughts greatly appreciated.

    £80k +. There's and awful lot of work there!
    Eat vegetables and fear no creditors, rather than eat duck and hide.
  • I would say what the 2 previous people have quoted is pretty reasonable for the amount of works to be carried out. An extension of that size your looking at around £50k + knocking down the exsiting garage, then everything else about £80k + VAT should be reasonable. Also the fact I am an architectural technician that provides architectural services, I feel I should make you aware that planning permission & building control fees to the council along with the architectural services (including structural engineer) fees are another thing to consider this could be another £2500k + VAT for the lot, dependant on the designer (obviously). Hope this helps you a little more.
  • i would say i hope your not going to be liveing in this house when your work starts that would be madness, also what is your home worth if your thinking about spending that sort of money on it good luck what ever you decide
