HIPS - has anyone organised their own?

Hi
We are going to sell our house ourselves after a really bad experience with Fox and Sons and we have to do the HIPS ourselves. Does anyone have any recommendations - all the ones Ive been contacting are around £250, is this about right?
Is there anything I should look out for?

I did my own HIP and it was an absolute doddle (and my solicitor checked it over said it was one of the better ones he'd seen). I was selling a flat and was quoted ridiculous amounts by HIP providers because it was leasehold. I think the total cost to me after everything was completed was about £97. :T
If you look at the Directgov website there's some excellent info on doing your own HIP, as well as a template you can use and step by step guides to help you through everything.
In terms of EAs I used HouseNetwork too as I was keen on doing as much as possible on my own and where that wasn't feasible using sensible money saving techniques and mechanisms (which is very different to cutting corners...).

£97?? How did you manage that? The cheapest I can get an EPC done is £35.00 and searches are over £100.........My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say

its a legal pack, so use someone who is legally trained....surely. why go cheap, no need to pay more than £300 all in, and cost price is virtually £200
I see so many bad hips done by outfits who specialise in them, and lawyers, so your chances are 50/50.
cost price searches are usually £140, official copies £8 and EPC usually around £45.
just be careful you pick the right search company, and you get the pack in the right order, and god help you if the property is unregistered, as most hip companies get those HIps otally wrong.My posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:

A freehold, registered house is fairly easy. In my area it will cost £95 for the local land changes, £43 for the water search, £50 ish for the EPC and £8 for official Land reg documents. You can get the index, PIQ and sale statement forms from the gov site.0
