Fixtures & Fittings

Just buying our first house and have a question. When the vendor is filling in a fixtures & fittings list, and the EA asks you if you are interested in anything (i.e carpets and curtains) do I assume that everything is negotiable? For example, the brochure says integrated oven. Do I assume the vendor includes this originally or do I have to state I want it? I'm confused.

My first thought would be that the curtains and carpets are not specifically mentioned on the brochure (the details that you see on rightmove) so they can negotiate a price but when it states it, it should be included in the price you have offered and they've accepted?

I know I sound very naive but I have never done this before.

    Hi, with mine u just waited to see what they put, they left out something which was on the original details so i just queried it and they amended the list.

    Wait and see what they put then, you can negociate/query from there

    People who pull up carpets make me laugh!!! (As if they will fit in their new place). It can all start to get a bit petty with light fittings and curtain rails. Unless you are genuinely interested in something i would wait to see what the vendor includes. chances are they will end up leaving things, they will prob just try and charge you for it if you show interest!
    Removing integrated appliances would be a nightmare, to me its the same as ripping out the bath/shower. Also if the kitchen has no appliances its not mortgageable so i wud bare that in mind.

    Didn't know that about the mortgage! Thanks for the advice :)

    I wouldn't be bothered if they did take the carpets because I want to stick some laminate down with having 2 toddlers. Carpets are get so dirty!

    I bought a property in 2008, and it had a very nice range cooker - but no other appliances. It was not a condition of the mortgage at all that appliances were included though - I was just lucky (I love my cooker) :D

    wwe werent bother when we moved 3 weeks ago, but 2-3 days after we tried to settle we realised , door handles of windows, door handles of every door, light bulbs and other petty things like this all missing
    thinking that no thing in the house is of great value, i would presume whatever they got of the house must have been gold plated ;)

    not the cost of them, but the bothering of having to find a little hand for a 50 year old window made me sick

    When I brought my first flat I had to buy fridge, washing machine and a cooker, that was 2000 and it was mortgagable then.
    From what I remember Basic rules if its in the description I think it has to stay since its described as having the item, if its on the fixtures and fittings list it has to stay.

    Some vendors include carpets and curtains and some don't. Assume all is up for negotiation - may depend on what property the vendors themselves are going to buy, and how strapped for cash they are.

    When you get sent a copy of the Sellers Property Info Form (SPIF) there is this part within it :
    11 Fixtures
    11.1 If you have sold through an estate agent, are all items listed in its particulars included in the sale?
    (delete as applicable) no/ yes
    If “No” you should instruct the estate agent to write to everyone concerned correcting this error.
    If an integral kitchen appliance is listed in the particulars then you should expect it to be included: if the vendors wanted to take it with them , then they would specifically have to state that to you in writing. Where possible have a friendly chat with the vendors direct about which, if any, items they may be prepared to leave FOC,or sell to you and just negotiate on them, once you have had your survey completed.
