Using a "we'll buy your house" company

Hi All
This is my first post so hope I'm getting it right!
Has anyone ever used one of those companies that buy your house quickly/under market value?
I own my own flat but moved 2 hours south of "home" 18 months ago to be with my partner. I was lucky enough to find a tenant for my flat . We are now buying our own house and….my tenant has moved out. I have the flat on the market for sale or rent. Had a few rental viewings but no offers. To be honest, I think I would rather sell it now and break even (as opposed to making a profit as I would have hoped) just to be without the hassle-if I could manage the figures so that taking a price which is less than the flat is valued at,
I just wondered what peoples experience of those companies are? Thanks in advance

    If you price it competitively the flat will rent or sell - you will take a much bigger hit if you use a company that will buy quickly.

    If you only want 70% of its market value, go for it.

    You might as well under-price it by 10%, acheive a normal sale, and bank the "extra" 20%.

    There's also the point that, if you are going to give some money away, are the people who run these companies particularly deserving?
    No reliance should be placed on the above! Absolutely none, do you hear?
