Best Way to Sell a House Quickly?

I need to sell my house quickly for various reasons - so, apart from the obvious "go to an estate agent" option, what is the best way to sell as quickly as possible with the least hassle and that will allow me to get close to market value?

Auction
Or speak to EAs and ask if they got any developers who want to snap up a bargain0 -
Just price it realisitically and state open to offers. In this market, there might be interest, there might not.
Usually speed means having to take a hit on price.0 -

Do a House Doctor quick makeover and reduce the price a bit. Good luck." The greatest wealth is to live content with little."

Make it look better than anything else that's on offer in your local area. You want your house to look the best, and be the best.
Clean it throughout. Clean everything. Redecorate if necessary.
Dress it to sell. De-clutter it, stage it for the photos so that it looks at its best, make sure it looks the same way for viewings.
Price it below all closely-matched properties in your area. If there's one person looking for your style of property, you want that one person to be in no doubt that they want YOUR house in preference to all the others; and you seal the deal by having yours priced so that they're getting a better house than the others for less money.
Find an agent who can put your house in front of the most potential buyers. Hire them.0 -

You might want to read Googler's reply on the Tepilo thread before you start recommending them:eek:My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say
