FTB on Homebuy Direct

I have found a nice 1-bed in Bow, London for £215k, which I think is overpriced, especially given that I would have to pay extra for the flooring and there is no parking space. The developer claim that there is no way they could negotiate the price as it is on the Homebuy Direct scheme. I still feel that I should come in with a lower offer but there are only a few flats left and I do not know if there is much room for negotiation.

Any suggestions?

    If its over priced tell them that. Put in an offer you thinks it is worth, if they reject then go off and find another property.

    They can do a deal on HBD they just don't want to.

    I think I know the area - my friend looked under this scheme for a 2 bed in fairfield quarter. I thought it was over priced with high service charges, no parking and in what is actually a rough although trendy now area. He pulled out and is looking on the open market now. I think these new builds are always over inflated - remember the huge losses on the builds across cities in the UK. Put in an offer by all means but if they don't want to compromise - look elsewhere.
