Hi,
Had a sparky quote me for some work in the house - he says it doesn't need re-wiring, but this is his list of works and costs
Garage - remove all old light switches, sockets and light and cabling. install 5 metal double sockets, 3 twin fluorescent lights (it is a tandem length garage)
Sitting room - remove old wall mounted heater and all old phone and tv points. fit ceiling lights that I will be buying myself. change 2 light switches and fit new face plates, convert 3 single sockets to doubles;
Kitchen (which will be gutted and replaced with new) wire 8 ceiling spots supplied by me. provide 2 way switch from back door to kitchen door (by the hallway). install 7 socket outlets, cooker supply and gas hob ignition. install under cupboard wiring for lights to be supplied by me. and i am also to supply the stainless steel sockets.
install outside light (to be supplied by me) iwth PIR control. replace hall light - supplied by me. convert single sockets into double and replace face plates in the hall. remove room stat and replace with wireless thermostat (he hasn't put who's supplying this.
replace landing ceiling light (to be provided by me) replace socket outlet and light switch and also mains smoke alarm.
bathroom - install 6 spots switched by pull cord (don't actually want pull cord but switch outside on the landing) spots to be provided by me. install supply for mirror light (supplied by me). also supply for shower pump in roof space.
bed 1 - convert 2 single sockets to doubles and centralise existing ceiling light and fit new pendant and switch (me to provide light of course) remove old tv cabling.
bed 2. convert 3 single sockets to doubles and centralise ceiling light. fit new pendant and switch (provided by me) and remove old tv point and cabling.
bed 3 - convert 2 single socket to doubles, centralise ceiling light, replace swich, remove old phone point.
understairs cupboard - replace consumer unit with 17th edition dual RCD complete with MCBs to comply with regs.upgrade main earthing conductor and main bonding conductors to gas valve and mains water stopcock.
estimated time for work 7-9 days
cost £2432.00 inc of labour and material except where he's put that i'm supplying.
what do you think guys?

Beds 1 2 3 in fact much of what you describe is a lot of “cosmetic work”... Changing single to double sockets and changing light fittings without replacing associated cable is a gold plating type of thing which you see a lot in houses that have just been bought..? As the price to completely rewire this place would be £2500 to £3500 and as your supplying many of the items….It is pretty high....
You would be better getting it rewired or get other quotes0 -
thanks brightontraveller,
If I had someone rewire, would the sockets be included anyway? I accept that i'm going to have to provide lights anyway and would want to choose my own.Mortgage free as of 10/02/2015. Every brick and blade of grass belongs to meeeee. :j0 -
Normally when your give a customer a price for electrical works it would be for Standard “Trade” sockets pendant etc (basically white). Its easier as they would know cost of these items but may not know the price of the items you want .
If you wished to use a certain type, finish, of socket etc then the price of the standard fitting would normally be deducted from the cost
e.g
Trade socket £2 customer choice £20 customer would have to pay £18 extra
( It should be noted some flat plate finishes would require a deeper back box to be installed this would also add to the cost so let you electrician know at the start which type etc you want ).0 -
sorry, i didn't explain myself very well there. If it is going to cost me that amount to rewire, then wouldn't I be better off doing that rather than just a cosmetic job if i'm going to have to provide the stuff anyway?Mortgage free as of 10/02/2015. I really don't think your VALUE ADDING to the property by not getting a re-wire. If I was buying after you have had it done, i'd still be thinking soon enough I would need to do a re-wire, which can be very messy, so before I did personalisation on the house, I'd want it done and out of the way.
If you can afford it, and it isn't massively higher price, then go for it, in the long run, you will only benefit, its all down to cash flow, and HASSLE.
Sounds like a long time 7-9 days for that, my dads house was completely re-wired from start to finish in 2 weeks, including TV sockets in every room, much more sockets than original, and new EVERYTHING. They even agrred to come back when the bathroom was ready shower etc...
Add some value... get it all done...:D
Otherwise just gloass all your sockets white so they look new, and buy some lamps for the garage lol ... JOKE:APlan

I'm going to get someone else in to quote for a complete re-wire, and if it's around the same price then I'll go for that. Tbh, I had intended to do that, it's just that the sparky said it didn't need doing.
the place is going to be in upheaval anyway as i'm having all new windows in and other building (and wall knocking down) so if i am going to re-wire, would make sense.
so it's all down to cost really, if the sparky said it doesn't need doing, just tarting up BUT his quote was around the £1-1/5k mark then i would have gone for that option.
but if i'm likely to be spending £2.5k then it's the full job STS.Mortgage free as of 10/02/2015. Every brick and blade of grass belongs to meeeee. :j0 -
Looking at the price stated I would suggest a full rewire (including garage, assuming garage supply is OK) would be around £2700-£3000
The price should include materialsbaldly going on...0
