Cost of an extension?

I know, I know, how long is a piece of string? I'm trying to estimeate the cost of an extension, I'm considering 1 storey or `1 and a half storeys. Ground floor area of approximately 6m by 4.5 m.

I would appreciate any ideas of cost as we do not have a clue.

    Extremely roughly £1000/ m2 . So in your case £27k + the upper storey if I understand you correctly, £13.5k. Very roughly £40-41k. Depends a lot on finish and specification. I would be very wary of any price significantly below £30k for the 1 and 1/2 storey.

    Have you thought of doing it yourself? We were quoted £60k for an extension - admittedly a lot bigger than yours - but that was just the shell, nothing else.

    We have just completed it for a little under £30k including fittings.

    Im sure there must be lots of sites to help self builders - not to mention the local authorities own leaflets etc.

    Have a google.

    It is only common sense and finding the right people (not the easiest bit) to do the work. Draw a rough plan of what you want in the extension, then take it to an architect or architectural technician. They will make it look professional and advise you about changes. They will handle the planning permission and building controls stuff and then away you go. They may even suggest the workmen - although we found it best to go on recommendations. The most expensive are certainly not always the best! For example the quotes for our plastering varied between £3k and £1100. The guy who quoted £1100 was also the quickest to book and we did worry slightly. No need, he turned up with a labourer, worked his butt off all day and was very very proud of his trade. He was in fact semi retired, bored silly at home and had decided to "keep his hand in".

    Sorry Bob, but I think I wasn't very clear. If we had an upstairs, it would be exactly the same floor size as the ground floor (just ceilings 'rounded' etc. Does that mean it would be £54K?

    we had an extension the same size as yours - ground floor only with pitched roof/radiators/electrics for £19k - done to high spec. the way we found a good builder was to ask the local council - who they use and used the same!
    i think it all hinges on where you live as to the costs ...!!!
    also, see if you can pay them in stages during the build rather than upfront - we split this into three payments set at agreed stages - floor, walls and roof! this way you protect yourself a bit more against bad workmanship and also if they dissappear!!
    I can't stress enough you MUST be able to see/talk to existing customers and ask awkward questions!! don't rely on any membership of any builders guild etc - it does not mean a thing in the real world!! (bit like NHBC!!!)
