New build advise

    Hi we live in a new build and have amost finished decorating it but have lived here getting on for 3 years now! First room was bathroom upstairs as it was cream like the rest of the house but looked odd as all the suite was white..did it white and it looks ten times better! was told i shouldn't have done it and to let the walls settle but had left it at least 2 months and it's been fine!
    Have done most of the rest of the house, just lounge, dd's room (being done in May) and top of hall to do then done!
    As for cracks we have had a few small ones but nothing major, the only cracks that have appeared that are noticable are on the stairs which now need filling but other than that we had a very small snagging list!
    Hope your daughters room looks nice btw x

    Most modern houses are dry lined with plaster skim, so the old guidance of waiting for the walls to dry out does not apply as the walls can be decorated as soon as the plaster goes light pink - a few days

    Snagging after 12 months will not cover may superficial shrinkage cracks. In any case there is a good chance that shrinkage cracks will develop at wall corners and ceiling junctions, and these are not a major issue and can be remedied when next decorating.

    Other major sturctural cracking will be clearly evident if it occurs, and will be coverd for a few years under the NHBC or Zurich warranties

    your house needs to virtually fall down before the 10 yr NHBC kicks in.

    Lots of advice for me to take in!

    We have looked at the house all walls are painted cream and so there is no rush for us to decorate. I was hoping to decorate and get straight quite quickly but think we will wait it out.
    It is a housing association home so i am guessing they will advise us when we have our tenancy meeting in 2 weeks time.
