    I don't see it being that big a step.

    Voids - I'm running a 0.675% void rate or an average 2.46 days per year for the last 3.25 years. If the property is marketed properly and is in a good rental market then there is no real need for voids. I believe voids really are a product of poor marketing and complacency.

    Repairs - Proper property maintenance goes a long way to keeing repairs to a minimum. You also benefit from repairs being deductable from income and thus subjected to less tax. I repaired a properties windows having them replaced. The loss incurred from this maintenance was carried over to be deducted from future years profits

    Bad Debt - Maybe I'm fortunate, but so far I've not encountered a problem with tenants paying. Possibly due to stringent background checks carried out before leasing the properties.

    Sounds like you have your head screwed on and had a bit of good fortune. I have no idea when you bought but my guess is that it was a few years back where you could make a decent yield. I know of 2 friends. One makes no yield and is likely to make a small loss. The other, one of me Irish mates makes a monthly loss of 700 euro. His words.

    What are you building mud huts?

    There was a skills shortage in the building industry before the crash now its worse there have been few apprentices taken on in last 2 years.

    Its only building houses though isnt it anyone can do that can't they?

    These guys manage to build a house for AU$122k (about £50,000 at a normal exchange rate, closer to £75,000 now though). For that you get a 2,500sq ft house with 3 bedrooms, 3 receptions, 2 bathrooms, a double garage, aircon and heating.

    However this thread sums up the exact problem with the UK. To sort of quote from that 'History of Britain' program.

    Margret Thatcher's main mistake was that she though the UK population was industrious and hard working, only to find out it wasnt.

    Isn’t land the main cost of a house? After all it doesn’t cost that much more to build a house in Surrey than in Lincolnshire
