Interesting that it jumped so much in January and that was your record sales month! Would have thought it would have been November / December.
November/December was really quiet actually, then January went crazy. We're not seeing much activity at the lower end of the market with FTBs though, it all seems to be around the £150k-£200k bracket at the moment. The FTBs appear to have vanished!Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0 -

Mind the sword. You missed the important stat:
Sales up 20% MoM. That'll do me. :TGraham_Devon wrote: »Yes, but what is it usually, seriously?
I'm intrigued to know now.princessamy86 wrote: »Graham_Devon, when you say what is it usually, do you mean pre-crash or just generally overall since crash?Graham_Devon wrote: »I guess "average" over a few years.
Sorry I thought this was the conversation as you were quoting it, even other posters have responded with your request for average jan sales.:p0 -

It doesn't really seem to have caught on in our area, there are a few but I think house network have 3 boards up in the area we cover. If you look at new listings on rightmove, other agents seem to have gone quieter as well.Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0 -

I've seen a few more people trying this route- but I always get the impression its not very successful and they always end up with an EA anyhow- not sure how you would find out such figures though?trolleymate wrote: »A lot of people are going down the route of selling properties by themselves, online agents or the new fixed price marketers rather than the traditional Estate Agents, would this have any impact on the figures. We cannot change anything unless we accept it. I've dealt with one that actually sold through house network, then the vendor decided he couldn't handle the sale so we did sales progression for £400 for him. He said generally it was fine up until the sale was agreed, then he realised that he just hadn't a clue about how to move things along and where things should be up to. I think it's probably a great idea if you're confident at doing that, not so good if you don't. Figures: well, house network are on rightmove but I know there's a lot that aren't. They do come up in our competitor analysis on rightmove. They're at the bottom of 15 agents.Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0

Ill take that as an apology for your hounding of what "normal" was and you accept the current market is not "normal" in terms of average transactions compared to the past.
As per my post last week. (the same point you are trying to make now)
Thanks

Feel free to take it that way. Whatever keeps you smiling. I'm just happy to help.0 -
Have been active in our area for several years and showing increased business, there is a thread debating fixed price agents, might be of interest.princessamy86 wrote: »I've dealt with one that actually sold through house network, then the vendor decided he couldn't handle the sale so we did sales progression for £400 for him. I am just glad you used the same argument so soon. Just remember not to try and argue against it and use it yourself in the same month in the future.;)0
