Questions to ask estate agent when looking at house?

My girlfriend and I are viewing a fully-furnished house (to rent) in Tunbridge Wells later this afternoon, and we've tried to compile a list of questions to ask the estate agent. We've both been renting for the last three years whilst we've been at university, so we're not completely in the dark about what questions we need to ask. Are there any questions that we should ask the estate agent, in addition to those below?
- which council tax band is the property in?
- is the gas/electricity billed or on a key?
- is there a water meter?
- has there been any trouble with neighbours?
I'm sure there are more things to ask, but I'm stuggling to find them! Thanks for your help. :beer:
