Landlord showing tenants around before notice period starts

    I'll send the keys by special delivery to arrive by Friday, just to be safe. If they refused delivery (not sure why they would, they want to let it out desperately by the looks of things), would the fact I attempted to send them back be enough to prevent them from claiming another month of rent?

    I'll make a shopping list of cleaning products you guys have suggested after my exam tomorrow and give the flat a decent clean early next week. The next tenants (if there are any) will have it rotten enough with this agent without having to clean as well.

    I would ask them in writing to confirm that returning the keys by special delivery is acceptable. It's not a case of them refusing to sign, there may be nobody in the office at the time postie pops by - AFAIK they keys have to be returned not attempted to return. Otherwise hand deliver or get them to meet you at the property for handover.

  • Ok, I'll send them a letter tomorrow and hope they reply in time. If not I'll hand deliver. What proof would I need that I hand delivered it? I don't really want to have face to face contact with these people so I would post it through the letter box. Is that a bad idea?

    if you had to hand deliver then you could always take a friend with you who was willing to sign a "witness statement" if there is a dispute .... no court appearance necessary
  • Thank you. I've typed up a letter asking them to confirm how they would like the keys to be returned in writing. I'll send it tomorrow and I'll get a proof of posting.

    I hope my next landlord is better than this one. I'll have to try going by word of mouth rather than taking a punt on the internet.

    next time you do a viewing with a private landlord, just casually ask with a smile "would it be possible for me to get a testimonial from some of your current tenants please ?"

    the response should tell you a lot
  • That is a good tip. I'll remember that.
  • I was talking to my neighbour as I was moving my stuff out and she told me that the Letting Agent has a habit of turning up without prior notice/permission. The man from the Letting Agency attempted to let himself in while she was in the shower, thankfully there were other people in the flat to stop him.

    Awful, awful people.
  • One more question (I hope).

    I sent them a letter on Friday asking for details regarding returning the keys IN WRITING (just so I have record in case of a dispute), what if they fail to reply in time? They attempted to call my flatmate earlier today (about the keys I imagine) but she didn't answer and they didn't leave a message.
