How long should EA's take before arranging viewings?

Hi,
I'm a first time seller, so not sure what I should be expecting from my EA in terms of progress. i.e. am I expecting too much to soon
I instructed them on Sat 22nd, and not really heard anything from them in terms of viewings. Its a 2 bed apartment in a popular area and I was kind of expecting some viewings to be arranged by now.
I wish I found this forum a bit earlier as there is a good post about selecting Estate Agents and if I read that I don't reckon I would have gone with this company. Most annoying part is I'm with them for 6 weeks.
Ideally when should I start to get viewings? Should I give them a week to get it advertised in the local papers etc

I used to do homesale so I delt with agents a lot. Basically (I apologise in advance for offending!) but the vast majority of them don't do anything unless you give them a regular kick and keep asking them questions - why don't they think you are getting viewings, when are they advertising the property, what feedback are they getting from people they send brochures to - my theory was always that if you are on their case they are going to want to sell your property to get rid of you sooner! But I always did it in a friendly kind of way...
You should always make sure your agent is NAEA bonded as at least if they are useless you have someone to complain to!0 -
If they were instructed 5 days ago then it wouldn't have been in the local property papers yet. They are normally published on a Thursday.
Most agents will receive a high level of interest from this and will usually book viewings the following from it.
Have they drafted details/taken photo's yet? Have you authorised the details as correct?
I think you need to give then a little longer to be fair.
Remeber also that the School Summer Holiday period is traditionally very quiet in the Estate Agency business.

When I put my house on the market I had 4 viewings the first day before the EA had printed the details off.Then she went back to the office and did what they call the call outs to all people who are registered with them to see if they want to view it.We had a few more viewings because of this in the first week.We then went for 2 weeks with no viewings before it appeared in the papers and on the website,then we got some more interest in it. Have you checked its on their website or rightmove or find a property???
I'd give them a quick call to see where they are at in terms of printing off details and things.0 -

It appeared on rightmove on the Tuesday, was in Yesterdays local property paper, they said they will be doing a "Tell Ten", still nothing from them in terms of viewings.
I'm ringing them today to get an update.
There was a draft particulars received Monday, but it had erros with the pictures, and they said they have sent out a new version for approval.... still not got, so will be chasing that up today as well.
I was expecting something similar to lilyann1's situation where they let intersted people know as soon on the market before the details have been produced..... but nothing...0 -
Thats what I love about this business, if we sell them to quick, we've undesold it to a mate, if we take to long we are not doing our job properly.
Many agents won't send out details until they have been approved by the vendor, can't you ammend the incorrect details that were sent to you?
As has been said, it is getting quieter at this time of year, there are less people looking to move, those that are looking tend to be better quality.
Find out when it is going to go in the property paper and how often it will appear.
Curious to find out what a 'tell ten' is by the way.0 -
A tell ten is a sheet which they give to each of their staff to then phone around and tell 10 people about the property.
I'd love a quick sale, but before we get a sale we need some viewings. I guess I just expected some viewings in the first week.0 -
Have any of the negotiators, other than the person who came to value & measure up, been out to see the property? They will find it a lot easier to explain the property to potential buyers if they have been out to see it. Might be worth suggesting to your agent.0

maybe no-one wants to view the property, it happens? You'd only be annoyed if they kept arranging viewings for people who had no interest in your property but the agents wanted to show people were coming through your door0

Perhaps the OP should read the "Is my house undervalued" thread lolMy home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say
