I guess the issue is that we're the first people to see it, and the house will sell at the asking price if we don't take it. In the time we've been looking there's nothing else that's come as close to ticking every box. The problem is they know this.
We originally were going to be very flexible, letting her proceed at her own pace after exchange. Thats why we put the offer in, rather than asking price. I'm going to go back to them with 199k, but now we play by our rules after exchange. They don't need to know that until then.
EDIT: Personally, i'm surprised the house never went on the market for 205-210k. We think that its because she has no intention of taking much off the asking price, that's why our initial offer wasn't much of a reduction on it.0 -

I think you've answered your own question and it sounds like it's the house for you. If they accept the £199K, it should then be on the condition that any future bookings are now cancelled and it's taken off the market. Good luck0 -
You must offer what you are prepared to pay for it.
As JennyW says, it's been on the market for 6 days, you are the first viewers. The estate agent is going to be telling the vendor to hold out on you for the asking price.
It is probably only appearing for the first time in the local property papers today, and we then have the weekend coming. They will be advising them to wait to see what response there is from the newspaper advertising and resulting offers from viewings over the weekend.
You could try meeting them halfway between your offer and the asking price, if this is then refused and you still want it, go for the asking price on the condition that no further viewings are allowed and it comes off the market straight away.
What you dont want, especially if you feel it's undervalued anyway, is a number of post weekend offers and getting into a 'dutch auction' pushing the price above the original asking price.

Just phoned my gf.. i honestly think it's the right price at 200k, so in order to get it off the market, I want to offer the asking price. Placing myself in the sellers shoes, its what i'd be waiting for and i'd see no reason why to accept any offer considering its on the market for what its actually worth.
For 950 quid I want peace of mind, not another rejected offer and the possiblity someone else views the house this week.0 -
I've been in this exact situation and think either way the EA will make you wait out the weekend before accepting/rejecting your offer. Try not to look too eager for the house as EA's have a habit of playing you off against other buyers and you don't want to end up paying more than the asking price for the hosue.

I feel a little light headed/shakey.
Just phoned back estate agent to offer asking price. They're taking it off the market now... Aggh, single most grown up thing done in my life to this date. I don't begrudge paying the asking price; it was a reasonable one and with a lick of paint they house could be sold for 5k more. That size/price house in that area rarely goes on sale, they're are perfect for BTL/FTBers.
The EA said she was quite an odd seller, hadn't sold a house in several decades and want to do things straight up.
