    So what exactly is the point in an estate agent?

    You're suggesting they stick an advert on Rightmove and in the local paper wander a few people around a house but then do nothing else throughout the process?

    In my opinion they are there to manage the process between the buyer and seller. I appreciate the solicitor will handle the legal aspects but the estate agent also has a role and that isn't to come up with !!!!!!!! each time you speak to them.

    If it wasn't for the mortgage company refusing to pay into a normal bank account (for obvious and justified reasons) I would do all of the conveyancing myself so I'm more than aware of the legal process.

    I'm not even going there with justifying the point of EAs. However:

    -If your solicitor can't get hold of the vendor's solicitor then the EA is even less likely to be able to get hold of them, as believe me, EAs are just about the last people on earth solicitors want to speak to.

    -Don't forget the EA is acting for your vendor, on your vendor's instructions. If there is a chain, (assuming another EA for the retirement property) it's incredibly likely that someone is being cagey further up the chain. If the EA is unaware of problems further up, how could they possibly keep you informed? Similarly if the vendor has expressly instructed the EA NOT to tell you about the problems with the environmental report, they're not going to tell you.

    -Are you literally just waiting to exchange? Are you 100% ready to exchange? Because I think 9 weeks from offer accepted to ready to exchange is pretty darn good for a chain. Are your vendors ready to exchange on their purchase barring the issue with the environmental report? Your EA may know these things, but will not have the same written confirmation as your solicitor.

    For what it's worth, I know there are a lot of bad EAs out there, and it doesn't sound like this one is doing a particularly good job of managing the sale. The bottom line is, it's your solicitor who should be chasing these things up. It's your solicitor who will arrange an exchange and completion date, it's your solicitor who will receive confirmation from further up the chain that they are ready to go. I'm pro-active with sales, chasing them every few days, and even then it is rare that anyone informs me they will be exchanging on such a date. Hang in there, give it a bit longer and keep pushing your solicitor and the EA by all means, but threatening to pull out can be incredibly counter-productive.

    What exactly is the point of this thread? Just because one estate agent is a bit lame doesn't make the entire profession a write off. Just because you don't understand what their job entails doesn't make it pointless, it makes you ignorant!

    Nurses toddle around a ward wiping the brows of patients diagnosed by someone else, giving tablets prescribed and dispensed by someone else ... Accountants just sit on their !!!!!! reading receipts and plugging figures into a spreadsheet which is basic data input, then doing mathematical sums that any computer can do faster ... Teachers, well they only work nine til three and get loads of holidays, aren't all their lesson plans national curriculum now so they don't have to think? :rotfl:

    EVERYONE on this thread has advised you to go through the solicitor, but you've :wall: with an estate agent who clearly thinks you are as much of a pr1ck as you think he is. Definition of stupidity: doing the same thing over and over again and expecting a different result (Einstein I think).

    My vendors EA used to ring me to ask why my buyers mortgage application was taking so long. This was very perceptive of him, as I only have to snap my fingers and multi-national financial institutions rush to do my bidding, such as rush some elses application through....

    "Our solicitor pressed today but has only been able to speak with the estate agent".

    That would imply I went through my solicitor.

    Clearly I haven't done the same thing over and over again :T

    Hi,

    Each time I speak to the estate agents they say they will speak with the vendors solicitor, promise to call back but never do. This morning when I spoke with them they said if you don't like it let us know and we will put the property back on the market.
