Offer accepted... what next?

Hi all.

We had an offer accepted on a recently refurbished property.
The work included converted loft, rear ground floor extension and side extension aswell as electrical re-wiring.
We put in our offer on the condition that no solicitors/mortgage companies or surveyors would be contacted until the refurb work had been signed off.

The vendors estate agents are saying that they cannot formally mark the proprty as under offer until they have had word from our solicitors. Is this true?
They are also saying that the mortgage company would not send a surveyor round, and that they cannot complete the sale until the work had been signed off.
Is does seem a little suspect. We don't want to end up paying solicitors fees etc and have the sale fall down due to the work failing inspection.

Any advice?

    I'm sorry, I dont quite understand. Your offer said that they must not contact your solicitor/mortgage company/surveyor until work has finished off, so of course the mortgage company cannot send the surveyor round if they cant be contacted!

    Have I misread this?

    Sorry, bad explanation!

    We have a mortgage agreed in principle. Our offer was on the condition that unless the building work was signed off then we wouldn't even notify our mortgage company of the offer being accepted. Is this OTT?

    The vendors agents are saying that we should notify our mortgage company and that until the work was signed off they wouldn't be arranging for surveyors to come round to the property.

    Basically we are worried about the work not being signed off, and the sale fallling through because of it and us being out of pocket.

    Hopefully this clears it up. We are first time buyers so this is all new!

    So why hasn't the Building Inspector been round to sign off the works?

    Normally they are very efficent. As work is supervised through the build process any issues are likely to be of a minor nature. Have you asked if there are issues?

    If you are seriously interested in putchasing this property. You should get the ball rolling.

    Otherwise the vendor may accept an offer from another party.
