FTB private Sale Advice

Good evening all, need some advice if possible.

We are looking to buy our first house, we found a house but the surevy flaged up some work to be done on the propery and the sellers / venders where unwilling to pay half, so we left it. Yes i know we had paid out for the surrvy but could not justify to pay the extra for the work as well we where at our max budjet.

Now we have found another house which seems ideal, so we contacted the sellers direct and agreed on a price without involving the esate agents. The venders want a quick sale (subject to surrvy) as they are moving away they have knock £10k of the price. I can see why the venders do not want to involve the esate agents so it will save them money.

So the question is what is the best and quickest way to proceed so we dont lose the sale and no-one snatchs the property Before contracts are signed?

    have you got your mortgage offer?
    get a solicitor & instruct for your survey to be done.

    you could ask the vendor to take it off the market, but you need to show willing by having your sol & surbey running asap

    good luck :D

    I have had an morgage offer on the first property that fell through, so i will have to pay for another survey to get another offer on this property (just to make sure all is well).

    I have already named a sol on the previous property by held back on all the searches till i was happy with the survey (good job really saved a bit of money since it all fell through). So I have a sol on standby,


    hopefully the venders will take it of the market otherwise it could get expensive with all the surveys

    Incidentally, did you find this through a private sellingwebsite- can i ask which one ? As Im thinking of selling via an online EA or via private sales. It would be interesting to know your experiencces :)
