Online HIPS

Hope to get some advice regarding buying HIP online. I decided to use Fridays Property Lawyers as they offer a far better price than estate agent and therefore if I don't sell we haven't lost out too much money.
I filled in a PIQ online and am now expecting to be contacted by an energy assessor for that part of the HIP. Can anyone tell me at what point the agent can begin marketing - does the whole pack have to be complete or can you begin viewings etc with part of the HIP.
I am curious as the company have called this morning trying to sell their conveyancing service, telling me my local authority are taking 28 days for searches to be complete but if I take their services they can give me a mini hip allowing me to start sale marketing quicker.

This website sets out what must be in the HIP from day one.

You have 28 days to get some of the other information.0 -
Assuming you have a freehold property the bare minimum you need is:
1. prescribed index
2. prescribed sale statement
3. EPC
4. PIQ in prescribed form
5. registered official copies (register and plan) or index map search and proof of oredering of unregistered deeds (which you will ultimately need to include by way of an epitome of title)
5. proof (i.e no need to actually have the searches) or ordering of searches (local and drainage - making sure that you order HIP compliant ones) and their expected date of return
SO....no need for actual searches, and no need for actual unregistered deeds. They can follow within 28 days (longer under prescribed circunmstances)
How long should the above 5 steps take....24 hours usually if you can get the EPC ordered that quick...it all depends on how quick EPC can be done.

I had the same situation with Fridays....it'll be 4 weeks for the hip, unless you take our conveyancing, in which case it'll be four days. I'm curious how they would know if I chose to use my own solicitor....I haven't signed anything to say I will use their conveyancing service and I can't imagine they are watching rightmove to see if I've sold yet!
Then again, maybe best not mess with lawyers!!!!

It makes sense to do your HIP and conveyancing with the same people, seeing as it involves most of the same questions and obstacles.
Also be wary of marketing your property without a HIP, as this is illegal and carries a £200 a DAY fine for every day that your property is on the market.0 -
